Medchal District Leads Hyderabad’s Construction Boom
Medchal–Malkajgiri leads Hyderabad real estate growth with 45% property registrations. Strong suburban housing demand fuels the construction boom in 2025.
Hyderabad is witnessing steady growth in home sales, clearly reflected in the continuous rise in property registrations. Within Greater Hyderabad, the Medchal–Malkajgiri district has emerged as the top contributor to property registrations.
According to reports by leading real estate consulting firms Knight Frank India and Cushman & Wakefield, Medchal–Malkajgiri accounts for nearly 39% to 45% of total property registrations in the Hyderabad Metropolitan Region. Knight Frank attributes this growth primarily to the sharp increase in residential demand in suburban areas and the retail leasing boom in locations such as Kompally.
Hyderabad’s residential market continues to strengthen steadily in 2025. In October alone, 6,194 housing units were registered across Greater Hyderabad, marking a 5% increase compared to the same period last year. The total value of these registrations touched ₹4,512 crore, representing a 25% growth. Between January and October, Greater Hyderabad recorded registrations of 61,699 residential units.
Suburban areas in Medchal–Malkajgiri district—such as Kompally, Medchal, Shamirpet, and Dundigal—have become major residential demand hubs. There is strong demand in the district for gated communities, villas, and apartments. Expansion in the IT and pharma sectors, along with developments such as Gateway IT Park at Kandlakoya and the Genome Valley 3.0 extension, has boosted employment opportunities, accelerating residential project growth. Knight Frank believes Medchal–Malkajgiri will continue to play a crucial role in Hyderabad’s real estate sector, with experts forecasting further growth in 2026 driven by infrastructure development and IT expansion.
