Ready-to-move apartments attract buyers with lower entry costs and immediate possession

Hyderabad's luxury housing market is witnessing a shift as more buyers opt for ready-to-move resale apartments instead of newly launched projects. Demand is rising for premium gated-community homes, particularly in Gachibowli, Financial District, Kokapet, Narsingi, Tellapur, Puppalaguda and Khajaguda. Industry sources say escalating prices of new projects are driving the trend. Fresh launches in West Hyderabad are typically priced between ₹11,000 and ₹14,000 per sq. ft.

After GST, registration charges and interior fit-outs, the overall investment increases significantly. Buyers also face waiting periods of two to four years before taking possession. In comparison, well-maintained resale apartments that are less than five years old are available at around ₹8,500-₹9,500 per sq. ft. Buyers also benefit from immediate possession and access to operational amenities such as clubhouses, swimming pools, gyms, landscaped open spaces and security systems.

The resale market is largely being driven by IT professionals, NRIs and families upgrading to larger homes. Many buyers view resale properties as an opportunity to own premium homes in established communities while avoiding construction delays. Property consultants expect developers to respond with flexible payment plans, launch offers and other incentives as competition from the resale segment intensifies. The trend reflects a growing preference for value, certainty and immediate occupancy over under-construction projects.
