Dubai recorded a significant rise in real estate project completions in H1 2026, with 104 projects completed and investments exceeding AED 111 billion, up 38.7% and 52% respectively year-on-year.

 Completions and new housing supply rise sharply in H1 2026

Dubai’s real estate market recorded a sharp increase in project completions during the first half of 2026, with 104 projects completed between January and June, according to data from the Dubai Land Department (DLD). The projects had a combined investment value of more than AED 111 billion, compared with AED 73 billion during the corresponding period of 2025.

The number of completed projects increased by 38.7 per cent year-on-year, while their combined investment value rose by 52 per cent. The completion of these projects also added significant new housing supply to the Dubai market.

RESIDENTIAL SUPPLY RISES

A total of 24,537 new units were added during the first half of 2026, compared with 18,043 units during the same period last year, representing an increase of more than 36 per cent. The completed and handover-ready built-up area also increased by 23.4 per cent, reaching 1.95 million sq m from 1.58 million sq m a year earlier.

The increase in completed supply comes as Dubai continues to attract developers and investors across residential and other real estate segments. The DLD's data indicates that the rise in completions has been accompanied by a significant increase in the value of land allocated to completed projects.

LAND VALUES SURGE

The value of land allocated to completed projects reached AED 19.46 billion, compared with AED 8.27 billion in the first half of 2025 — an increase of more than 135 per cent. The area of land allocated to these projects also more than doubled, reaching approximately one million sq m, compared with 484,000 sq m a year earlier.

The combination of higher project completions, increased residential supply and rising land values points to continued development activity in the emirate. DLD has also highlighted the role of regulation, digital services and market data in supporting investor and developer activity.
