While Kokapet has emerged as one of Hyderabad’s fastest-rising real estate markets, a recent transaction suggests that prime Banjara Hills land may actually be cheaper by comparison.
In a recent HMDA land auction, Kokapet recorded a record price of nearly ₹170 crore per acre. In contrast, the Taj Banjara hotel property, located in a prime area of Banjara Hills, was recently sold for ₹315 crore. Spread across 3.5 acres, the transaction values the land at approximately ₹95 crore per acre, despite including a ready-to-occupy structure.
Taj Banjara, once one of Hyderabad’s landmark hotels, was operated by Taj GVK Hotels for nearly four decades until the lease ended in 2023. The property has now been acquired by Auro Realty, part of the Aurobindo Group, which recently raised ₹2,000 crore for its real estate ventures and used part of this fund for the acquisition.
The registration was completed on the 31st of last month, with stamp duty of ₹17.3 crore paid. Market sources indicate that although the existing structure retains commercial value, Auro Realty is considering demolishing the building and undertaking a high-rise redevelopment.
