The long-awaited Northern Regional Ring Road (RRR), considered one of the most significant infrastructure projects for Hyderabad's next phase of expansion, has entered a crucial stage with technical tender bids scheduled to be opened on August 7.
Subject to approval by the Union Cabinet Committee on Economic Affairs (CCEA), construction of the project is expected to commence soon. The development has renewed optimism in Hyderabad's real estate market, particularly across villages and mandals located along the proposed corridor.
Industry stakeholders believe the project could trigger another cycle of infrastructure-led growth, similar to the transformation witnessed after the development of the Outer Ring Road. The proposed 161.5-km, six-lane greenfield expressway will connect Girmapur in Sangareddy district with Tangadpally in Yadadri Bhuvanagiri district.
Estimated to cost ₹23,935 crore, the Northern RRR is expected to improve regional connectivity while opening up new opportunities for residential, commercial and industrial development across the city's northern and northwestern growth corridors.
Real estate experts say investor interest in land has already increased in areas expected to benefit from the project, particularly around proposed interchanges. Districts including Sangareddy, Medak, Siddipet, Medchal and Yadadri Bhuvanagiri are expected to witness higher demand for plotted developments, residential projects and long-term land investments as construction progresses.
Apart from housing, the corridor is also expected to attract logistics parks, warehouses, industrial clusters, transport hubs and manufacturing units. Improved connectivity through the RRR, radial roads and national highways is likely to enhance the attractiveness of peripheral locations for integrated townships, villa communities and commercial projects.
The project has been divided into two construction packages, with the tendering process already underway.
