A recent example has reinforced the belief that land values rarely depreciate over time. A parcel of land purchased for ₹42 lakh a decade ago is now valued at ₹3 crore, triggering an intense discussion on social media over whether to sell the land or opt for development.
A Nagpur-based family bought the agricultural land in 2015. At the time, the land was considered unsuitable for farming due to poor soil quality, rocky terrain, and lack of access roads. However, the buyer remained confident that future development would enhance its value.
Between 2021 and 2025, the area underwent rapid transformation. Cement roads and infrastructure were developed, Nagpur Metro became operational, and the Samruddhi Mahamarg corridor accelerated regional growth. By early 2024, offers reached ₹90 lakh, later rising to ₹1.5 crore after a proposed metro station was announced just 1.5 km away. Subsequent plans for a flyover and inclusion in the New Nagpur Development Plan pushed the land’s value to ₹3 crore.
The owner’s query on whether to sell or develop drew mixed responses. Some advised liquidation to avoid legal risks, while others recommended joint development with a reputed builder, citing higher long-term returns. Industry participants noted that joint ventures typically offer 28–35% returns, and in some premium cases, up to 40%, though landowners must be prepared to wait two to three years for project completion and sales.
