Greater Hyderabad’s real estate market is gradually recovering. After remaining relatively subdued over the past two years, the construction and housing sector found renewed stability in 2025 and is steadily gaining momentum. Homebuyers in the city are slowly shifting from a wait-and-watch approach to making firm purchase decisions.

In 2025, the performance of the real estate sector has been largely driven by premium and luxury housing segments. Multiple surveys indicate that residential units priced between ₹1 crore and ₹4 crore played a key role in stabilising the Greater Hyderabad property market during the year.

The Hyderabad real estate market showed a gradual revival in 2025. While home sales during January and February were not particularly encouraging, transaction volumes began to pick up from March onwards. Notably, demand for premium housing surged sharply during the year. Homes priced above ₹1.5 crore witnessed a significant rise in sales, while properties priced below ₹75 lakh saw comparatively muted demand, according to various market reports.
New Supply and Sales Trends

In 2025, approximately 8,630 new residential units were launched in Hyderabad, compared to 13,890 units in 2024, reflecting a 38% decline in new supply. By November 2025, around 11,035 units had been sold, marking an 11% drop compared to 12,735 units sold in 2024. However, premium housing—homes priced above ₹1.5 crore—recorded strong growth, with 8,205 units sold in 2025. Experts note that this represents a significant year-on-year increase. Homes priced above ₹1 crore accounted for 28% of total residential sales, clearly indicating Hyderabad buyers’ growing preference for premium living. Registrations for homes priced above ₹1 crore rose by 37% in 2025. During the year, 10,661 units were launched in this segment, a marginal 4% decline compared to 2024. Meanwhile, average home prices increased by 9%.

According to a report by ANAROCK, Hyderabad had nearly 98,000 unsold residential units as of September 2025. At the same time, office space transactions increased by 31% year-on-year, while average office rentals rose by 9%, reflecting strong demand for commercial real estate alongside premium housing. Luxury and premium housing clearly emerged as the driving force behind Hyderabad’s real estate market in 2025. Demand surged for homes priced between ₹1.5 crore and ₹4 crore, largely driven by high-net-worth individuals and Non-Resident Indians (NRIs). This segment recorded 28% growth during the year.


Conversely, the affordable housing segment faced pressure due to rising construction costs, limiting supply and demand. According to Knight Frank, the average residential price in Hyderabad stood at ₹6,164 per square feet. Although new project launches and sales declined by nearly 25% in the early part of 2025, the market regained strength towards the end of the year. Western Hyderabad locations such as Gachibowli and Kokapet witnessed sharp price appreciation, with rates ranging between ₹9,100 and ₹13,000 per square feet. Across India’s major cities, average housing prices rose between 6% and 16% in 2025. Overall, the real estate market in 2025 prioritised quality over quantity. While affordable housing slowed, premium residential and office leasing segments provided strong support to the broader economy.
