PROPERTY PULSE

Several Hyderabad developers are exploring plotted layouts and villa projects as rising construction costs, approval delays, and slower-than-expected apartment sales put pressure on their business plans.

The shift reflects a more cautious approach among builders assessing where to deploy their investments.

Apartment projects require substantial upfront spending on construction, materials, labour, and infrastructure. Delays in obtaining approvals can push back project schedules, while rising cement and steel prices add to costs. Where flat sales are slower than expected, developers may find it harder to maintain their planned cash flows.

These pressures are prompting some builders to reconsider new apartment launches and examine alternatives, including land development, plotted ventures and villas. However, the extent of this shift varies across developers and locations.

Land Availability Draws Interest

Areas around the Outer Ring Road (ORR) and the outskirts of Hyderabad are attracting attention because of land availability and improving road connectivity to parts of West Hyderabad.

Plotted layouts and villa projects offer a different development model from large apartment complexes. Depending on the land cost, project design and infrastructure requirements, they may suit developers seeking to limit their exposure to certain construction-related risks.

However, these formats are not automatically less expensive or less risky. Land acquisition, layout permissions, roads, drainage, water supply, and other infrastructure can involve substantial investment.

Villas also require construction expenditure, while plotted projects depend on buyers' willingness to purchase land in the chosen location.

Who is Driving Demand?

Villas appeal to buyers seeking more space, private outdoor areas, and a less congested residential setting. Potential customer groups for such residential projects include non-resident Indians (NRIs), professionals relocating to Hyderabad, and IT employees.

Connectivity to workplaces remains important, particularly for buyers considering homes beyond established residential neighbourhoods. Access to schools, hospitals, retail facilities, and public transport can also influence purchasing decisions.

However, demand is not uniform. Villa prices and plot sizes can put these options beyond the budgets of many households, while apartment communities may offer more accessible entry prices and shared amenities.

The move towards plots and villas could provide some developers with alternatives as they reassess apartment projects. But whether it becomes a sustained trend will depend on sales, land prices, approval timelines, construction costs and buyer confidence.

A revival in apartment demand and more predictable approvals could encourage builders to return to conventional housing projects. For now, the shift suggests that some developers are adapting their project mix to changing market conditions rather than relying exclusively on apartment sales.

Builder Shift:

  • Approval delays affect project schedules.
  • Cement and steel costs pressure margins.
  • ORR-linked locations attract developer interest.
  • Plot and villa demand varies by budget.
  • Land and infrastructure still require investment.
  • Apartment demand remains uneven across projects.
