The Musi River revitalisation programme is moving towards implementation, with the foundation for the first phase expected to give a further push to infrastructure development along Hyderabad’s western and central river corridor. The first phase is estimated at ₹7,345.12 crore and covers the Himayatsagar and Osman Sagar sides towards Bapu Ghat. The project has been structured around two stretches.

One covers about 9.20 km from Himayatsagar to Bapu Ghat, while the other extends about 11.80 km from Osman Sagar to Bapu Ghat. The wider western belt includes areas such as Gandipet, Manchirevula, Narsingi, Bapughat and Rajendranagar. Funding proposals include about ₹4,500 crore through an Asian Development Bank loan, with the balance of ₹2,845.12 crore proposed through HMDA and TGIIC resources. The first-phase works are to be taken up under EPC mode.

The infrastructure has significance beyond the riverfront itself. Improved road links, public spaces and supporting infrastructure can influence accessibility and development patterns in adjoining areas. Gandipet, Manchirevula and Narsingi are already part of a rapidly developing western residential corridor linked to employment centres such as the Financial District and Gachibowli. The longer-term plan extends towards the eastern side of Hyderabad, with a second phase envisaged towards Nagole and Ghatkesar.

If implemented, the wider programme could create a new infrastructure spine across the city. Property values, however, are unlikely to respond uniformly or immediately to the announcement. The impact will depend on the actual execution of works, road connectivity, land-use changes, approvals and the pace at which surrounding development takes shape. For landowners and buyers, the project is best viewed as a long-term infrastructure catalyst rather than an immediate price trigger.
