Gandipet: From green gateway to premium residential market
Gandipet is emerging as a premium residential destination in western Hyderabad, driven by its proximity to Kokapet, Narsingi, the Financial District and Gachibowli.
Proximity to western Hyderabad’s job hubs is reshaping the area’s housing market

Gandipet is moving from the fringes of Hyderabad’s western growth story towards the centre of its premium residential market. Once known largely for Gandipet Lake, greenery and its distance from the core city, the area is now seeing growing interest from developers and homebuyers as Hyderabad’s western corridor expands beyond Madhapur and Gachibowli.
The transformation has brought large gated communities, villa developments and premium apartment projects into the area. Its proximity to Kokapet, Narsingi, the Financial District and Gachibowli has become a major advantage, particularly for professionals seeking homes closer to employment hubs while retaining a relatively less dense environment.
The Outer Ring Road is one of Gandipet’s key connectivity advantages, providing access to major employment centres and the airport. Road links with Kokapet, Narsingi, Gachibowli and the Financial District are also strengthening the case for residential development. The wider western corridor has consequently developed into a connected residential and employment ecosystem.
The sharp rise in land values in neighbouring Kokapet has also increased attention on surrounding locations. At the 2025 Kokapet Neopolis land auction, prices reached ₹151.25 crore per acre, underlining the premium commanded by the western Hyderabad market. Gandipet, however, cannot be valued simply by applying Kokapet rates. Land prices depend on road width, connectivity, zoning, development potential, title and surrounding infrastructure.
Gandipet’s apartment market is increasingly moving towards larger homes and premium projects. Premium developments are crossing ₹10,000 per sq ft, while larger 3, 4 and 5 BHK homes are being offered with clubhouses, landscaped spaces, swimming pools and other amenities. Villas are another important segment, with premium projects priced above ₹10 crore and ultra-luxury offerings above ₹20 crore visible in the market.
The area’s green setting remains a key differentiator. Gandipet Lake, greenery and relatively lower-density pockets provide a contrast to the increasingly dense urban landscape of western Hyderabad. Developers are using open spaces, landscaping and nature-oriented amenities as part of their project propositions.
The Musi River revitalisation programme includes Phase 1 works covering the Himayatsagar and Osman Sagar sides towards Bapu Ghat, with Gandipet forming part of the wider western Hyderabad belt. Improvements in water infrastructure and reservoir development could add to the area’s long-term importance.
However, infrastructure announcements should not automatically be treated as a guarantee of property appreciation. Implementation, connectivity, zoning, approvals and actual development remain critical factors. As the connection between Kokapet, Narsingi and Gandipet strengthens, Gandipet is developing its own identity as a greener premium residential market.
