Shadnagar has evolved significantly over the past few years. What was once viewed largely as a plot investment destination is now witnessing growing demand for independent houses, apartments and rental housing.Land values have appreciated across several residential pockets. In Ishwar Colony, prices have increased from around ₹30,000 per square yard six months ago to nearly ₹40,000 today. Subhash Nagar has seen values rise from ₹22,000–₹25,000 per square yard to around ₹32,000, while rates in Raghavendra Colony have touched ₹35,000 per square yard.Sai BalajiTownship has recorded some of the strongest appreciation. 

Land that was available for about ₹22,000 per square yard a year ago is now reportedly selling between ₹35,000 and ₹45,000 per square yard.What is encouraging is that demand is not limited to plots. Nearly 200 houses have reportedly been completed in the last six months, and most have found buyers.The rental market is also strengthening. Two-bedroom apartments are commanding rents of around ₹25,000 per month, while larger three-bedroom units are fetching up to ₹32,000.In my view, industrial growth, improving connectivity and employment generation are creating a strong foundation for Shadnagar's long-term growth.
