Rents climb across Hyderabad IT corridor
Rental housing costs across Hyderabad's major IT hubs are rising sharply due to increasing demand from technology professionals, the expansion of Global Capability Centres (GCCs), and the return-to-office trend.

Finding affordable rental housing close to Hyderabad's IT hubs is becoming increasingly difficult as rents continue to rise across key technology corridors. Areas such as Madhapur, HITEC City, Gachibowli and Kondapur have witnessed significant rental growth over the past year, driven by rising demand from IT professionals, expanding Global Capability Centres (GCCs) and the gradual return of employees to office-based work. According to local brokers, rental values in several prime IT corridor locations have increased by 10% to 20% over the past year. The sharpest increases are being reported in areas offering easy access to major technology parks and office campuses. In Madhapur, rents for a typical 2BHK apartment now range between ₹22,000 and ₹38,000 per month, compared with ₹20,000 to ₹32,000 a year ago. Similar apartments in HITEC City are reportedly fetching ₹28,000 to ₹42,000 per month, while gated-community homes in Gachibowli and Kondapur often command even higher rentals.
The pressure is not limited to family housing. PG accommodation and shared rentals popular among bachelors have also become more expensive. Several professionals say monthly hostel and PG charges have risen noticeably over the past year, increasing living costs for employees at the beginning of their careers.The impact is being felt most by freshers and mid-level employees.
Many professionals earning ₹20,000-₹25,000 a month say a significant portion of their income now goes towards accommodation costs if they choose to live near their workplaces. As a result, some employees are moving to locations such as Kukatpally, Bachupally and SR Nagar, where rents remain relatively affordable. However, the trade-off is longer commute times and greater dependence on road and metro connectivity. With Hyderabad continuing to attract technology investments and new office occupiers, demand for rental housing in the western corridor is expected to remain strong. Whether housing supply can keep pace with that demand will be closely watched by both tenants and landlords.
