Hyderabad's luxury housing market is seeing a shift in home financing as developers introduce 1% monthly payment plans for premium apartments. Inspired by Dubai's off-plan property model, the scheme allows buyers to pay 30% upfront, followed by 1% of the property's value every month during construction, with the balance payable at possession through personal funds or a home loan.
Hyderabad’s premium residential market is witnessing a new financing trend as developers roll out 1 per cent monthly payment plans for ultra-luxury homes, allowing buyers to defer large capital commitments while securing high-value properties in the city’s fastest-growing micro-markets. Backed by record land prices and strong demand from business owners, CEOs, NRIs and high-net-worth individuals (HNIs), the model is reshaping how luxury homes are being marketed and purchased in 2026.
The trend has gained traction in premium locations such as Neopolis, Kokapet and Raidurgam, where land values have reached record levels, with a recent transaction in Raidurgam touching around Rs 237 crore per acre. Inspired by financing models popularised in Dubai’s off-plan property market, the 1 per cent monthly payment scheme is designed to maintain sales momentum by lowering upfront financial commitments while improving cash flow for buyers.
Under the model, buyers pay 30 percent of the property’s value upfront, including 20 per cent at booking and 10 per cent on signing the Agreement of Sale. During the construction period, instead of taking a home loan, they pay 1 per cent of the property value each month for 36 to 48 months. The remaining amount is paid at completion, either through personal funds or a home loan at possession.
For example, a 3BHK apartment priced at Rs 2.83 crore, including taxes, would require an initial payment of about Rs 85 lakh. Buyers would then pay Rs 2.83 lakh per month for 47 consecutive months, from June 2026 to April 2030, with the remaining amount payable at the time of possession.
