Real estate investment is expanding beyond traditional offices and housing as data centres, warehousing and logistics parks become increasingly important property categories. The growth of artificial intelligence, cloud computing and digital services is driving demand for data-centre capacity.

India is estimated to require an additional 45–50 million sq ft of data-centre real estate by 2030 to support AI-related growth. Data centres require reliable power, high-capacity connectivity, cooling infrastructure, security and suitable land. Their location decisions are therefore closely linked to infrastructure rather than only office-market factors.

Logistics and warehousing are also benefiting from e-commerce, manufacturing and organised supply chains. Large logistics parks require access to highways, freight routes and consumption centres. For institutional investors, these specialised assets offer another route into real estate beyond conventional residential and office exposure.
