Southern Hyderabad Villa Market Sees Activity as Gated Living Drives Demand
Southern Hyderabad's villa market is witnessing steady activity, particularly in Tukkuguda, Shamshabad, and Adibatla, driven by growing demand for gated communities offering modern amenities, smart home features, and strong connectivity to the Outer Ring Road and Rajiv Gandhi International Airport.
Hyderabad’s villa market in the southern region is witnessing activity in locations including Tukkuguda, Shamshabad, and Adibatla. Projects in these areas offer independent villas with features such as EV charging and home automation systems. Market data shows continued participation from non-resident buyers in the premium villa segment. At the same time, transaction activity has moderated due to higher inventory levels in the broader residential market. Developers are focusing on gated villa communities with connectivity to the Outer Ring Road and the Rajiv Gandhi International Airport. These factors are supporting demand in peripheral micro-markets, according to industry sources.
The villas provide amenities such as a clubhouse, swimming pool, gym, landscaped gardens, children’s play area, indoor games, jogging track, sports facilities, and meditation zones. Additional features include energy management systems, 24-hour water supply, power backup, security with CCTV surveillance, and gated access. The developments also include community spaces, banquet facilities, and covered parking, along with open areas and tree-lined landscaping.
Across these villa projects in Tukkuguda and Shamshabad, pricing generally varies based on size, configuration, and stage of development. Entry-level villa prices in these developments start in the lower Rs 2.7– Rs 3 crore range in Shamshabad and around Rs 3.3 crore in Tukkuguda for smaller configurations. Larger, premium villas with higher land share and built-up area go up to about Rs 4 – Rs 5 crore in Tukkuguda and around Rs 3.5 – Rs 4 crore in Shamshabad. In some cases, larger plotted or luxury villas with premium specifications can extend beyond Rs 5 – Rs 6 crore, particularly in Tukkuguda, depending on layout and location within the project.
In terms of size and layouts, villas in Tukkuguda and Shamshabad range from smaller 4BHK units to larger homes with more space. In Tukkuguda, many villas come in layouts of around 300–350 sq yards, with built-up areas going up to about 3,800–5,800 sq ft, including 4BHK and some larger 4.5BHK or 5BHK configurations. In Shamshabad, most villas are designed as 4BHK units with built-up areas of about 3,200–3,900 sq ft. These differences in layout, number of bedrooms, and total built-up space lead to variations in size and price across the projects.
The key differences across these projects include location advantage, proximity to the Outer Ring Road and the airport, project scale, builder reputation, and amenities such as clubhouses, open spaces, and security features. Pricing is higher in projects with larger land parcels, lower density layouts, better connectivity, and higher specifications, while relatively lower-priced villas are smaller in size with limited land share but similar basic infrastructure.
