A 10-point check before paying an advance

A property can look attractive on paper and still become a costly problem after an advance is paid. Missing approvals, poor access, drainage issues, disputed boundaries or development restrictions may surface later.

For plots, villas and independent houses, buyers should check both documents and the property on the ground.

1. Check title and ownership. Verify who owns the property and whether the seller has the right to sell.

2. Obtain the Encumbrance Certificate. Check registered transactions and charges, but remember that an EC alone does not establish clear title.

3. Verify land use and approvals. Confirm the property can legally be used and developed for the intended purpose.

4. Check road access and width. Confirm legal access and whether the approach road matches approved plans and records.

5. Check plot level. A low-lying site can create waterlogging and construction problems.

6. Check water and drainage. Establish how drinking water, stormwater and sewage will be managed.

7. Check lakes, water bodies and buffers. Verify FTL and applicable buffer restrictions before committing money.

8. Look for electricity and HT lines. Check whether transmission infrastructure affects construction or safety.

9. Assess soil and terrain. A basic geotechnical assessment can identify foundation and slope-related risks.

10. Physically verify the property. Match boundaries, measurements, access and surrounding conditions with the documents.
