PROPERTY PULSE

A few Hyderabad builders who offered apartments at lower pre-launch prices are now finding it difficult to sell their remaining inventory after raising rates following regulatory approvals.

Projects initially marketed at ₹4,000–₹5,000 per square foot are now being offered at ₹7,000–₹8,000, but buyers are resisting the higher prices.

Some developers use pre-launch sales to mobilise funds during a project's early stages. Builders may subsequently raise prices as approvals are obtained and construction progresses, expecting buyers to pay more for a project that has moved closer to completion.

However, the strategy is proving challenging for some developers. Slower sales in certain projects, competition from neighbouring localities and buyers' budget constraints are making it difficult to achieve the expected prices.

Price Differences Influence Buying Decisions

The competition between Miyapur and Kukatpally illustrates the challenge. Apartments in Miyapur are being quoted at around ₹7,000–₹8,000 per square foot, while some projects in Kukatpally offer rates starting at ₹5,000.

A ₹3,000-per-square-foot difference translates into ₹45 lakh for a 1,500-square-foot apartment. Such a gap can influence buyers who are willing to consider neighbouring locations, particularly when commuting convenience and amenities are comparable.

For developers, the challenge is to justify higher prices through construction progress, project quality, amenities and location advantages. Meanwhile, buyers are comparing alternatives rather than relying solely on the appeal of an initial pre-launch offer.

Due Diligence Remains Essential

Low pre-launch prices do not necessarily make a property a better purchase. Buyers should verify the project's applicable TG-RERA registration, building approvals, construction status, developer credentials and promised handover schedule.

They should also examine the payment schedule and contractual terms, including provisions pertaining to delays and cancellation.

For developers, raising prices after securing approvals may be part of their business strategy, but the market ultimately determines whether buyers are willing to pay. The ability to sell the remaining inventory will depend on how the asking price compares with competing projects and the value buyers perceive in the completed development.
