The Telangana government is examining a proposal to bring more revenue villages in Maheshwaram and Kandukur mandals under the Future City Development Authority (FCDA), potentially expanding the planning jurisdiction of the proposed Future City project in southern Hyderabad.

The FCDA currently covers 71 revenue villages. Following requests from residents seeking inclusion in the project area, the government has reportedly directed the Rangareddy District Collector to examine the proposal and submit a report.

The final extent of any expansion will depend on the administrative review and the government's decision.

Maheshwaram is a key focus of the proposed expansion. According to the details available, two villages in the mandal are currently within FCDA limits, while efforts are underway to include the remaining 32 revenue villages.

The proposal gained momentum after residents sought the inclusion of all villages in the mandal. The government is also examining villages in Kandukur that are not yet part of the authority's jurisdiction.

Some villages have reportedly not submitted the required resolutions, prompting the district administration to assess the position before further action.

The Collector's report is expected to help establish the villages that could be considered for inclusion. Until a formal decision is issued, the proposed changes remain under examination. An expansion could affect the administrative framework for planning, layout approvals and infrastructure development in the villages concerned.

Residents have raised questions about whether properties currently falling under the Hyderabad Metropolitan Development Authority (HMDA) would come under FCDA and which office would handle future applications.

However, the Telangana government has yet to clarify the approval procedures and jurisdictional arrangements that would apply to any newly included villages. Landowners and developers should therefore verify the applicable planning authority and regulatory requirements for individual properties rather than assume that the proposed change has taken effect.

From 56 Villages to 71

The initial master-planning exercise for Future City considered 56 revenue villages across the Ibrahimpatnam, Maheshwaram, and Kalwakurthy Assembly constituencies, covering approximately 30,000 acres.

Fifteen more villages were subsequently added, taking the FCDA's jurisdiction to 71 revenue villages. The latest proposal could extend the authority's coverage further.

Accurate identification of village boundaries and information on agricultural land, assigned land, private patta holdings, government land, water bodies and forest areas will be important for planning and administration.

Impact Depends on Implementation

The proposed expansion could influence landowners, developers and prospective investors in southern Hyderabad. Its actual impact will depend on the final master plan, road networks, public infrastructure investment, land-use classifications and applicable development regulations.

Inclusion within FCDA limits would not automatically change a property's land use, confer development permission or guarantee appreciation. Investors should verify official notifications, ownership records, zoning, access roads and actual infrastructure progress before making decisions.

The Collector's report and any subsequent government notification will determine how the proposal proceeds.

Jurisdiction Watch:

  • Existing authority covers 71 revenue villages
  • Initial planning covered approximately 30,000 acres
  • Fifteen villages expanded the original coverage
  • Collector's report will inform further decisions
  • Approval procedures remain subject to clarification
  • Inclusion alone does not guarantee appreciation
