Global real estate major Emaar Group, renowned for iconic developments such as Downtown Dubai and the Burj Khalifa, has expressed interest in Hyderabad’s Musi Riverfront Project. The proposal envisages the development of a large-scale integrated township along the Musi riverfront, potentially marking one of the most transformative real estate developments Hyderabad has witnessed in recent years.

The proposed project spans several hundred acres near the Rajendranagar Outer Ring Road (ORR) exit. If approved, it is expected to significantly reshape the city’s real estate landscape. Emaar has already set up a stall at the Future City event, where it showcased initial visuals and concept designs for the project. While final approvals are still awaited, industry observers have described the proposal as well-conceived. Clarity on the project is expected within the next five to eight months.

Emaar Group, which is owned by the Government of Dubai, has a long-standing association with Hyderabad. The company holds key stakes in the Hyderabad International Convention Centre (HICC) and Novotel Hyderabad. It also owns the Emaar Boulder Hills project in Gachibowli, which has remained stalled for years due to disputes with its partner MGF and pending legal cases. Recent developments suggest that these long-standing issues may finally be nearing resolution. If so, Boulder Hills could also be revived alongside the proposed new township development.
