Eight Projects to be Handed Over in 2026

The Vasavi Group will hand over residential projects spanning nearly 20 million square feet in 2026, comprising approximately 8,000 flats, according to Mr. Yerram Vijay Kumar, Chairman and Managing Director of Vasavi Group. Speaking in an exclusive interview with REG News, he shared insights into the state of Hyderabad’s real estate market and the Group’s roadmap.
Reflecting on market conditions, Vijay Kumar stated that Hyderabad’s real estate market remained subdued throughout 2025, resulting in slower-than-expected sales. However, despite multiple challenges, the Vasavi team remained resilient and successfully advanced construction across several projects. Structural work has been completed in most developments, with finishing plans currently underway.
At present, Vasavi Group is developing ten projects across various locations in Hyderabad, covering nearly 40 million square feet of construction area. Key projects progressing towards handover include Vasavi Urban, Lake City, Crown East, Sky City, Waterfront Tower-1, Nandanam, Avasa, and Skyla. The company is preparing detailed schedules and conducting regular internal reviews to ensure these projects are handed over to buyers in 2026. Mr. Vijay Kumar noted that although only around 6,000 flats were sold across all projects in 2025, construction activities continued uninterrupted, underscoring the Group’s long-term commitment.
Addressing concerns at Vasavi Urban, Bachupally, he clarified that construction of two towers was delayed due to issues related to the Irrigation Department, leading to apprehension among some buyers. “We have transparently explained the reasons for the delay. There is nothing to conceal. While handover of these two towers will take slightly longer, construction of other towers in Vasavi Urban is progressing strictly as per schedule,” he said. On the commercial front, Vasavi SkyCity phase one has already been handed over, while preparations are underway for Phase Two, with works progressing rapidly. Construction pace has also been accelerated for Waterfront Tower-1, targeted for delivery next year.
Market Outlook for 2026
According to Vijay Kumar, market sentiment began improving from the last quarter of 2025. Buyers who had adopted a wait-and-watch approach are gradually returning to the market. He highlighted that land auctions in Kokapet Neopolis, where prices touched ₹130–150 crore per acre, have injected strong positive energy into the sector, significantly enhancing project valuations across the city. “Projects scheduled for completion within the next six to nine months will enjoy a clear advantage,” he observed, adding that Hyderabad’s real estate market is well-positioned for stronger performance in 2026.
Upcoming Projects
In 2026, Vasavi Group, in association with Sumadhura Group, plans to hand over the Olympus project. Projects at LB Nagar (Ananda Nilayam) and Kukatpally (Sarovar) are expected to be completed over the next two years. Additionally, the Group is considering launching a new residential project on 10 acres at Shilpa Layout, Kukatpally, with the final decision to be taken based on prevailing market conditions.
