Several developers planning new projects in Kokapet Neopolis are facing serious challenges due to high fees levied by the Hyderabad Metropolitan Development Authority (HMDA). With unlimited Floor Space Index (FSI), developers often construct larger apartment complexes than initially planned, placing additional pressure on local infrastructure. To address this issue, the government introduced an impact fee under GO No. 86 to fund infrastructure upgrades. However, in Kokapet, HMDA is also collecting additional charges from developers who purchased land through auctions, including Kokapet Neopolis charges and slip road charges, amounting to nearly ₹200 per square foot. Compared to other southern states, these charges are significantly higher, prompting developers to demand a rationalisation of the fee structure.
